Issues included ways of ensuring that industrial traffic was kept away from adjacent (existing) residential streets, and resolving parking provision.

The mixed use character of the proposed development posed a challenge in terms of environmental quality.

It was suggested that a linear communal parking area should be introduced between the residential component and the industrial uses, partly to create a buffer, and partly to enable shared use between employee parking and residential parking, thus reducing the overall parking requirement.

The peak parking demand for employment does not coincide with that for residential parking. Maximum provision for both sets of land use would therefore result in more provision than necessary, thus wasting space that could be put to better use.
